Basement Waterproofing

French Drain Installation

Interior and exterior French drains that collect groundwater and give it a clear path away from your foundation, basement and yard.

French Drain Installation for Wet Basements and Soggy Yards

A French drain is a simple idea that works: a perforated pipe set in clean gravel that collects water from the surrounding soil and carries it somewhere safe. Across the Mid-Atlantic, dense clay and silt soils drain slowly, so rain and snowmelt linger around foundations and in low spots in the yard. That water builds pressure against basement walls and under the slab. Professional French drain installation gives it an easier path to follow, away from the places where it causes damage.

Best Buy Waterproofing installs French drains inside basements, along the outside of foundations and in yards across Maryland, Virginia, Washington DC, Pennsylvania, Delaware and West Virginia. A French drain is usually one part of a complete waterproofing system, working with a sump pump or another discharge point. Our in-house team has done this work since 2017, and every project starts with a free inspection so we can place the drain where it will actually help.

Signs You Need a French Drain

These signs usually mean groundwater is collecting where it should not, inside the basement or around the house.

Water at the Cove Joint

Water seeps in where the basement floor meets the wall after rain.

Water Through the Floor

Damp spots or puddles rise up through the basement slab in wet weather.

Soggy Low Spots

Parts of the yard stay muddy or hold standing water for days.

Pooling Near Foundation

Water collects along the house instead of draining away from it.

Leaking Wall Cracks

Cracks in basement walls weep water as soil around them saturates.

Persistent Musty Smell

A damp odor in the basement that returns after every wet spell.

Our French Drain Solutions

Interior French Drain

An interior French drain, also called a perimeter drain, runs along the inside edge of the basement floor where it meets the foundation walls. We open a trench at the perimeter, set perforated pipe in clean gravel and slope it toward a sump pit. Water that pushes up through the cove joint or under the slab enters the drain instead of your basement, which relieves hydrostatic pressure on the floor and lower walls.

The floor is restored over the drain once it is installed. This is the core of most interior waterproofing systems, and it works without any digging outside.

Exterior Footing Drain

A footing drain is a French drain installed outside, at the base of the foundation walls. It is part of exterior waterproofing: we excavate along the walls, apply a waterproof membrane and dimple board, set the drain in washed gravel at the footing and backfill with gravel so water drops straight to the pipe.

Because water is collected before it reaches the wall, a footing drain is a strong fit for finished basements where interior work would be disruptive.

Yard French Drain

Not every drainage problem starts at the foundation. Yard drainage issues, such as soggy low spots, water running toward the house or saturated ground along a wall, can feed basement leaks over time. A yard French drain is set in a gravel-filled trench across the problem area to intercept water in the soil and carry it to a safe discharge point away from the home.

We look at grading, gutters and downspouts during the inspection too, since roof runoff is often part of the problem.

Sump Pump Connection

A French drain only works if the water it collects has somewhere to go. Interior drains feed a sump pit, where a sump pump discharges the water outside and away from the foundation. Exterior and yard drains can discharge by gravity where the lot allows, or route to a pump where it does not.

We size the pump to your water volume and recommend a battery backup and alarm, so the system keeps running when storms cut the power.

What Affects the Cost of a French Drain?

We do not price French drain installation from a list, because every home and yard drains differently. After your free inspection, you get a firm price based on what your property actually needs.

Drain Length

Longer runs need more trench, pipe and gravel.

Interior or Exterior

Interior drains go under the slab; exterior drains need excavation.

Depth Required

Footing drains sit deeper than yard drains and take more digging.

Discharge Method

Gravity discharge or a sump pump with backup changes the scope.

Landscaping and Hardscape

Patios, walkways and plantings may need to be worked around.

Basement Finishes

Finished walls or flooring near the perimeter affect interior access.

French Drain FAQs

A French drain is a perforated pipe set in a trench of clean gravel. Water in the surrounding soil flows into the gravel, enters the pipe and is carried to a sump pump or another discharge point. It gives groundwater an easier path than pushing into your basement or pooling in your yard.

An interior French drain runs under the basement floor along the walls and relieves pressure under the slab. An exterior French drain, or footing drain, sits at the base of the foundation outside and collects water before it reaches the walls. Your inspection shows which fits your home. Many homes need only one; some benefit from both.

Interior French drains almost always feed a sump pump, since the water is collected below grade inside the house. Exterior and yard drains can sometimes discharge by gravity if the lot slopes enough. Where a pump is needed, we recommend a battery backup and alarm.

Often, yes. A yard French drain intercepts water in saturated soil and carries it away from low spots. We also check grading, gutters and downspouts, because roof runoff and a yard that slopes toward the house are common causes of standing water.

A French drain addresses one of the most common causes of basement leaks: groundwater pressure at the walls and floor. On its own it may not solve everything, so we pair it with a sump pump, crack repair or wall systems when the inspection shows they are needed.

It depends on the length of the drain, whether it is inside or outside and how deep it needs to go. Yard drains and interior perimeter drains are usually quicker than exterior footing drains, which require excavation. You get a clear schedule with your recommendation.
